Residencial Trammell Crow is constructing a new multifamily residential complex slated to replace the shuttered Sears department store in Los Angeles. The building will come on a 4.5-acre site at 236 North Central Avenue. The site is on the south side of California Avenue between Central Avenue to the west and Orange Street to the east.

The idea for the apartment complex initially surfaced in a notice issued by the City of Glendale in September. Trammell Crow Residential is in charge of the development while Merlone Geier Partners is listed as the property’s owner in city records.

A pair of eight-story buildings with 682 studio, one-, two-, and three-bedroom apartments (including 17 live/work units with street frontage) and 935 spaces for parking are what TCR plans to erect in the place of the former Sears.

The land would be split in half by a new alley that runs from California Avenue from north to south. It will also be a publicly accessible open space on the street level. A mid-block paseo that would run from Orange to Central from west to east.

The main publicly accessible open space proposed by the project would actually be located across the street at 201 W. California Avenue, despite the fact that new leisure places are given within the apartment complex, including podium-level decks and interior amenity spaces.

Additional amenities of the Trammell Crow mixed-use project in Los Angeles

The 38,000-square-foot corner site, which was formerly home to the Sears Auto Center, will be transformed into a park.

The architectural team behind 236 Central includes AC Martin and EPT Design. Renderings show that the development will include modern podium-type structures that will resemble other recent additions to Downtown Glendale.

The new park is depicted as a straightforward grass field surrounded by seating places, shade structures, and trees near the northwest corner of California and Orange.
