Permission to rebuild 753 homes on the 1970s-era Douglas Bader Park Estate in Barnet, north London, has been obtained by The Hill Group.

Three phases of construction will be carried out on the Colindale site with the assistance of Grupo doméstico. The latter is a housing organization that owns and manages the current estate. In the spring of last year, Hill and Home decided to develop the homes as a joint venture.

Andy Hill, group chief executive of The Hill Group commented on this milestone. He said that the project is one of the schemes to be balloted under Mayor Sadiq Khan’s mandate to allow residents to vote on estate regeneration. He further mentioned that achieving planning success for the Douglas Bader Park estate, therefore, is a significant achievement.

“To produce an exemplary development, we will draw on our in-depth knowledge of regeneration. Moreover, we will continue to collaborate closely with present and future residents,” concluded Mr. Hill.

Scope of the redevelopment of Douglas Bader Park Estate

The project will span 3.9 hectares of land and will be built by architects Levitt Bernstein. On-site residential structures will all be demolished. The first two phases of the project will comprise the delivery of affordable housing. These will be made up of houses, maisonettes, and apartments.

Upon completion, the regenerated Douglas Bader Park Estate in London will have 481 private sale residences and 272 affordable units in total.  All homes will have air source heat pumps and photovoltaic panels. 20% of parking spots will be designated as electric vehicle charging stations. Moreover, the development will have a play area, big lawns, and a central courtyard.

The first phase of 38 affordable homes will soon be delivered, signaling the beginning of the 10-year redevelopment project.

Involvement of the local community in the project

“We are certain that this development has the full support of the local community. This is because we listened to and talked to customers throughout the planning process.

We will be involved throughout the development’s lifespan. As a result, this will guarantee that everyone benefits from the redevelopment of Douglas Bader Park,” said Will Gardner. Gardner is the executive director of development at Home Group.
